What is TPO roofing?
Last updated · Flat, foam & low-slope roofs
Short answer: TPO (thermoplastic polyolefin) is a single-ply roofing membrane used on flat and low-slope roofs. It comes in wide sheets, usually white, that are fastened or glued down with seams fused by hot air. It reflects sunlight well, keeping roofs cooler. InterNACHI lists a typical life of 7 to 20 years.[3]
What is TPO roofing made of?
TPO roofing is made of a thermoplastic polyolefin membrane reinforced with a polyester scrim in the middle. It is manufactured to the ASTM D6878 standard, which sets requirements for thickness, strength, and weather resistance.[1] Because it is thermoplastic, it softens with heat, which lets installers weld seams together into a continuous waterproof sheet. It is sold in white, gray, tan, and other colors, with white the most common.
How is TPO installed?
TPO is installed in one of three main ways: mechanically fastened with plates and screws along the seams, fully adhered with adhesive, or ballasted with stone on some commercial roofs. On homes, mechanically fastened and adhered systems are typical. Insulation boards often go under the membrane. Installers heat-weld overlapping seams with a hot-air welder and probe them to check for gaps. Flashing at walls, curbs, and drains uses TPO pieces welded to the field sheet.
What thicknesses does TPO come in?
TPO comes in several thicknesses, commonly 45, 60, and 80 mils (thousandths of an inch). Thicker membranes have more material over the reinforcing scrim, which can add durability and longer warranty options. Ask which thickness is quoted, since a lower price may reflect a thinner sheet. The ASTM D6878 standard sets minimum thicknesses and the tolerance for the layer over the scrim.[1]
What slope does TPO need?
TPO needs a minimum slope for drainage. The International Residential Code sets a minimum slope of one-quarter inch per foot (1/4:12) for thermoplastic single-ply roofs on houses.[2] Ponding water can shorten membrane life and add weight, so tapered insulation or crickets are often added during replacement to move water to drains or scuppers.
How long does TPO last?
TPO lasts 7 to 20 years according to InterNACHI's life expectancy chart, a wide range that reflects differences in thickness, product quality, climate, and installation.[3] Seam quality matters a lot, since most TPO leaks start at poorly welded seams or flashings. Regular inspections after storms and keeping foot traffic to walk pads help it last toward the upper end.
Does TPO make a cool roof?
TPO makes a cool roof when it is white or another reflective color. White TPO reflects a large share of sunlight, which lowers roof surface temperature and can reduce cooling needs under the roof. The Cool Roof Rating Council's directory lists tested reflectance and emittance values for many TPO products.[4] Reflectance drops over time as the surface gets dirty, so the three-year aged values give a better picture.
How does TPO compare with other flat roof options?
TPO compares with other flat roof options this way: it is lighter and more reflective than modified bitumen, and its welded seams are strong when done well. Modified bitumen is thicker and resists punctures better. Spray foam adds insulation and is seamless but needs periodic recoating. EPDM rubber is another single-ply option, usually black, with seams joined by tape. Our flat roof guide covers costs and choices.
What should a TPO bid include?
A TPO bid should include the membrane thickness, attachment method, insulation type and thickness, tapered sections for drainage, flashing details, edge metal, and warranty. Find out if the existing roof comes off so the deck can be checked. Ask how seams will be probed and whether walk pads will be added to equipment. Get the warranty terms from both the manufacturer and the installer in writing.

Frequently asked questions
Is TPO good for a house?
Yes, for flat and low-slope sections. It is common on additions, porches, and modern homes with low-slope roofs.
What causes TPO roofs to leak?
Most leaks start at poorly welded seams, flashings, or punctures from foot traffic.
Is TPO better than EPDM?
Each has strengths. TPO is usually white and reflective with welded seams; EPDM is usually black with taped seams.
