Roof repair vs replacement: How to decide
Last updated
Short answer: Repair when the damage is limited and the roof has years left. Replace when problems are widespread, the roof is near the end of its expected life (about 30 years for architectural shingles[1]), or local code rules require it. Get both a repair price and a replacement range so you can compare them side by side.
Repairs make sense when the damage is limited and the roof has life left. Replacement makes sense when problems are widespread, the roof is near the end of its expected life, or code and insurance rules push you toward it.
What four questions decide repair vs. replace?
- How old is it? Compare it with InterNACHI's typical lifespans: about 30 years for architectural asphalt, 40 to 80 for metal, and much shorter in Florida.[1][2]
- How much is damaged? Isolated wind or impact damage can often be repaired. Widespread granule loss or brittle shingles usually cannot.
- Do code rules apply? In Florida, repairing 25% or more of a roof section has historically triggered a full code upgrade. State law now says that for roofs built to the 2007 Florida Building Code or later, only the repaired portion must meet current code.[3] Other states follow their adopted building codes. Your contractor or building department can confirm.
- What does your insurer require? In Florida, an insurer may not refuse to issue or renew solely because a roof is under 15 years old. Older roofs can be inspected to show remaining life.[4]
How do repair and replacement costs compare?
Angi's national average for a full replacement is about $9,610, with steep roofs adding $1,000 to $3,000.[5] Get both a repair price and a replacement range so you can compare them. Our estimator gives you the replacement range in about a minute, free.

Frequently asked questions

When repairs would be frequent or widespread, or the roof is near the end of its expected life. A contractor can price both options during a free inspection.
What is the 25% rule?
A building-code rule that has required the whole roof to meet current code when 25% or more is repaired or replaced. Florida now exempts roofs built to the 2007 Florida Building Code or later (Fla. Stat. 553.844).
