Cracked roof tile: Repair or replace?
Last updated · Tile roofs
Short answer: A few cracked roof tiles can usually be replaced one at a time. A roofer slides out the broken tile and sets a matching one. If tiles are cracking across the roof, or there are leaks inside, the underlayment beneath may be worn, and a refelt or larger repair may be the better fix.[1]

What causes roof tiles to crack?
Roof tiles crack from impact, stress, and age. The most common cause is foot traffic, when someone steps in the wrong spot while working on solar panels, satellite dishes, or HVAC units. Falling branches and large hail also break tiles. In cold climates, water that soaks into porous tile can freeze and spall the surface. Tiles can crack when the framing or battens below sag, or when fasteners corrode and let tiles shift in the wind.
Does one cracked tile cause a leak?
One cracked tile does not always cause a leak, because the underlayment beneath the tile is the main water barrier. Tile sheds most water, and the underlayment handles what gets past it. A crack lets more water and sunlight reach the underlayment, which can wear it out faster in that spot. If the underlayment is old, a cracked tile can be the point where a leak finally starts. Replace cracked tiles soon instead of waiting for a stain on the ceiling.
How do roofers replace a cracked tile?
Roofers replace a cracked tile by lifting the tiles above it, removing the broken pieces and any fasteners, and sliding in a matching tile. The new tile is fastened or set with adhesive per the manufacturer's instructions and local code.[2] Experienced tile crews know where to step, usually on the lower part of the tile where it rests on the tile below, and use pads to spread their weight. Inexperienced foot traffic can break more tiles than were cracked to start with.
Can you find matching replacement tiles?
Finding matching replacement tiles can be the hardest part of a repair. Many profiles and colors have been discontinued. Roofers often keep salvaged tiles from other jobs, and some homeowners keep spare tiles from the original install in the garage. If no exact match exists, a roofer may pull tiles from a hidden area, such as behind a chimney or on a back slope, and use the close-but-different replacements there.
When should you repair and when should you replace?
Repair and replacement decisions depend on the age of the underlayment and how widespread the damage is. Repair makes sense when a few tiles are cracked from a known cause and the underlayment is in good shape. A larger fix is worth considering when: - Tiles are cracked or slipping across many areas of the roof - There are leaks in more than one spot - The underlayment is near the end of its service life - Fasteners or battens are rusted or rotted In those cases, a refelt replaces the underlayment and reuses the good tiles.
How can you check tiles without walking on them?
You can check tiles without walking on them by using binoculars from the ground, or a phone camera zoomed in from a ladder at the roof edge. Look for broken corners, slipped tiles, gaps in rows, and pieces in the gutters. Inside the attic, look for daylight, water stains on the deck, or damp insulation. A roof inspection under InterNACHI's approach includes checking the roof covering and flashing for damage, and an inspector may decline to walk on tile to avoid breaking it.[3]
How do you prevent more cracked tiles?
To prevent more cracked tiles, limit foot traffic on the roof. Ask solar installers, satellite techs, and HVAC contractors how they will protect the tile, and inspect after they leave. Trim branches back from the roof. Keep a few spare tiles in storage. Before a sale, have a roofer replace cracked tiles so a home inspector does not flag them.
What should a tile repair estimate include?
A tile repair estimate should list the number of tiles to replace, where the tiles will come from, how they will be fastened, and whether any underlayment will be patched. It should also say whether the roofer will check flashing at walls and penetrations. Ask whether the repair carries a workmanship warranty, and get the scope in writing.

Frequently asked questions
Can I walk on my tile roof?
It is easy to crack tiles by stepping in the wrong place. Leave it to a tile roofer, or use binoculars from the ground.
Can cracked tiles be sealed instead of replaced?
Sealant on a crack is a short-term patch at best. Replacing the tile is the lasting fix.
Are cracked tiles from hail covered by insurance?
It depends on your policy and the cause. Only your insurer decides coverage, so document the date and damage.
